Buying a terraced house
Reservation agreement
To reserve a terraced house, a written reservation agreement is signed with the buyer, and the buyer pays a reservation fee of €2,000 to the seller. The reservation agreement is valid for one month.
Sales Contract
To purchase the terraced house, a notarised sales contract (võlaõiguslik müügileping) is concluded with the buyer, and the buyer pays the seller 10% of the sale price. The paid reservation fee is credited towards the sale price.

Real rights contract
For the transfer of the terraced house, a notarised real rights contract (asjaõigusleping) is concluded with the buyer after the home is completed, and the buyer pays the seller the remaining 90% of the sale price. The home is handed over to the buyer after the real rights contract is concluded.
The purchase price includes:
- Fees for the construction and connection to utility networks (electricity, water, sewage)
- Readiness for connecting to telecommunication, security, and cable TV services
The purchase price does not include:
- Fees for connecting to telecommunication, security, and cable TV services
- Notary fees and state fees related to signing contracts (paid by the buyer)
Buying a residential plot
Reservation agreement
To reserve a residential plot, a written reservation agreement is concluded with the buyer and the buyer pays a reservation fee of 5,000 euros to the seller. The reservation agreement is valid for one month.
Sales and real rights contract
To purchase and transfer a residential plot, a notarised sales contract and real rights contract are simultaneously concluded with the buyer, and the buyer pays the seller 100% of the sales price. The reservation fee paid is included in the sales price. After the contract is concluded, the residential plot is transferred to the buyer.
The sales price of the residential plot includes a fee for the construction of the infrastructure (including connection fees).
