Construction information for the detached houses
Structures
- Foundation – slab foundation.
- External walls – lightweight blocks with a minimum of 200 mm insulation.
- Internal walls – gypsum board on steel framing; load-bearing walls are made of lightweight blocks.
- Roof – timber trusses with a minimum of 400 mm insulation; tile roofing.
- Windows – triple-glazed PVC profile windows.
- Doors – solid wood exterior and interior doors.
- Facade – plaster combined with timber.
- Terrace – pressure-treated brown timber decking.
- Fencing – yard areas are enclosed by a wooden fence on the street side and welded wire mesh fencing elsewhere.
Communications
- Heating – air-to-water heat pump with room-specific adjustable water-based underfloor heating.
- Ventilation – forced ventilation with heat recovery.
- Water and sewage – central domestic water and sewage system.
- Electricity – 16A grid connection per property; electrical installation according to the layout.
- Low-voltage systems – low-voltage installation according to the floor plan.
- Communication and Cable TV – operator-neutral internet network; fiber optic cable entry into the building.
- Meters – remote-readable water and electricity meters.
- Energy class – the calculated energy efficiency rating is Class A.
Interior finishing
At Kangru Kodu, we don’t offer the usual pre-defined interior finishing packages. Instead, we have carefully curated a high-quality selection of materials available on the market, giving you the freedom to choose and combine the ones that best suit your taste.
- Parquet – in all living areas.
- Ceramic tiles – in the hallway, shower rooms, and toilets. In shower rooms, both the floor and all walls are tiled. In toilets, the floor and the concealed cistern wall are tiled (other walls are painted).
- Bathtub – available in the shower room with the sauna for an additional fee.
